What does "give your listings maximum exposure" really mean?

Here is the basic concept.  If you're listings appear everywhere that potential home buyers are looking, then you've given your listings the maximum exposure.

What is Real Estate Listing Syndication?

Real estate listing syndication is the process of taking your listing and publishing that information on multiple websites.  There are several vendors that provide real estate listing syndication tools.  BIRDVIEW's real estate listing syndication tool is different from many of the other products in the market in that we automatically publish your listings to many of the most popular real estate portals such as Trulia, Google, Zillow, Oodle, Cyberhomes, HotPads, and a host of other popular real estate portals without you having to do any work.  This mean no double entry!

Isn't the MLS a form of syndication?

Absolutely.  When you put your listing in your MLS, other agents and offices in your market who display IDX and VOW data on their websites also display your listings to potential buyers.  In the same way, if you have an effective real estate website you can use other agent's listings to generate buyer leads for you.

My franchise already sends my listings to real estate portals.  So I don't need to syndicate my listings, right?

It depends on who you want to be in front of the consumer.  Let's walk through a scenario.  You get a listing and your franchise publishes your listing on one of the many portals.  Joe Homebuyer sees the listing and is redirected to your franchise.  Your franchise then sends the lead to you.  You close the transaction and everybody is happy.

 

There are several potential problems with this scenario that you have to question, here are just a few:

  1. Am I ok with sending potential home buyers to a web site other than mine where they can also see other agent's listings and go buy other homes that are not mine?
  2. Am I ok with any fees that I have to pay because I'm now being charged for a referral fee even though it was my listing that generated the lead?
  3. Do I trust that I will get the lead in a timely manner so that I can have the best chance at selling this home?
